Capri Manor Apartments is the first commercial level multifamily property that Greenwater Capital Group has had the pleasure of working on. A 60 Unit apartment complex in Detroit, Michigan, Capri Manor was a very distressed property with high vacancy and delinquency rates. Through a hybrid partnership that included mentorship and property management-level training, Greenwater was able to work with ownership to successfully decrease delinquency rates near zero & restore many long-term “down” units, increasing occupancy and rent collections. Capri Manor was subsequently sold to a third party investor. Greenwater values this experience as it was a very challenging, yet rewarding opportunity to learn the process.
